    On 31 January, my girlfriend and I returned to Beijing, expecting to spend 14 days in quarantine in peace, but I didn't expect to spend the next few days in fear of being evicted.

    Disagreements and conflicts arose between the platform and some of the landlords because of the well-known rent-free incident. During the dispute, some landlords had already started to post notices on the doors of their rooms, claiming that they would have no choice but to evict the tenants after unsuccessful negotiations.

    Although this incident increased my concerns about the security of the platform, I thought I was safe for the time being. However, I subsequently discovered that through the electronic lock, the platform could monitor my access times and use big data to analyse the trajectory of my activities, all without any authorisation or consent. More crucially, this meant that in the event of an unforeseen event, the platform could change the electronic lock code at any time and simply deny me access to my home without even having to make contact with me in person.

    This is not the first time, I have felt the question of whether a rental platform is reliable or not.

    The previous two years we were renting from another platform, where a large three bedroom apartment was partitioned into four, and my girlfriend and I took the master bedroom. Although several families lived together, we were all busy commuting to and from work, so we didn't have much interaction.

    But suddenly one day, the second bedroom tenant reported the house directly to the Housing and Construction Commission for having a partitioned room, and the authorities soon came to the house to clean it up, and the family in the living room was forced to move out that day. I still don't know why he reported it, but I am glad that I was not the one living in the partitioned room.

    I was originally a big fan of renting on the platform, especially from a design dog's point of view, and a uniformly decorated house is far cleaner and more aesthetically pleasing than a thousand odd styles of decoration at the hands of a landlord. There are now some developer-owned houses in new neighbourhoods that can only be rented but not sold, so they will be hosted directly to the property for rent, with reliable properties and no agency fees, which is perhaps the most secure way to rent.

    Our house is not due until July, and in the past we would have looked at properties a month in advance. But this time, we are planning to start looking for a house as soon as we get into May. So I basically go for half-yearly, which means that the cost of switching from a shared to a full lease has gone from $25,000 to $40,000 in one go.

    My girlfriend likes to grocery shop and I like to go out, and Sanlitun is a mecca for us that we absolutely cannot part with. And after this epidemic, property has become a rental consideration, and we don't consider old or open-plan neighbourhoods.

    The neighbourhood we live in now is a relocation house, closed, with only three units in one building, and basically all local Beijingers, so it's a very simple environment.
